Aimee Summers

Conveyancing Executive
Sittingbourne

Aimee Summers  is an Executive Conveyancer at Carbon Law Partners, with more than six years’ experience working in residential conveyancing. She advises individuals, families, investors and companies on freehold and leasehold sales and purchases, remortgages, transfers of equity, auction transactions and bridging finance. Her work also includes advising on ownership arrangements and Declarations of Trust, including where a client’s personal circumstances, such as military life, require additional consideration.

Aimee is often instructed where a transaction needs close attention, clear communication and practical problem-solving. This can include tight completion deadlines, difficult chains, title issues, leasehold complications, lender requirements or transactions that are more complex or unusual than a standard sale or purchase.. She focuses on explaining what matters in plain English while keeping clients informed about what is happening and what needs to happen next. She understands that individual circumstances, including military life, first-time buying and deadlines, can add additional considerations to property ownership and conveyancing

Her approach is responsive, practical and personal. She works closely with clients, estate agents, brokers and the other professionals involved to resolve issues early and maintain momentum, while making sure legal risks are properly addressed. Her aim is to make the conveyancing process feel manageable, minimise unnecessary delays and help clients reach completion knowing their interests have been properly protected.

Tell us a bit more about your career to date and your experience in law.

I began my legal career as a legal secretary at a traditional law firm, before progressing through senior secretarial and paralegal roles into running my own residential conveyancing caseload. That progression has given me a detailed understanding of the conveyancing process from both an administrative and legal perspective. Over the last six years I have dealt with a broad range of residential property matters, from straightforward sales and purchases to auction, leasehold, new-build, company, probate and complex title transactions. I now work as a self-employed consultant, which has also shaped the very hands-on and client-focused way I manage my files.

Do you have a particular area of speciality?

My particular strength is residential transactions that need more active management than a standard sale or purchase. I regularly deal with auction matters, leasehold transactions, transfers of equity, company purchases, probate sales, title defects and lender-specific requirements. I am comfortable getting into the detail, identifying the point that is holding a matter up and working with the relevant parties to find a practical route forward. A good result is not simply completion; it is a client who understands the risks, knows what they are signing and feels properly supported throughout.

What drew you towards conveyancing?

I actually fell into residential property rather than setting out with a plan to specialise in it, but I quickly realised how much I enjoyed it. I enjoy that no two transactions are quite the same and that there is always an element of problem-solving involved. Property transactions can be stressful and incredibly important to the people involved, whether someone is buying their first home, moving their family or dealing with a more complex transaction. I find it genuinely rewarding to make that process feel simpler, keep things moving and help clients get to the point where they can finally pick up the keys.

And your clients?

I work with a broad range of residential property clients, from first-time buyers and families moving home to experienced landlords, property investors and limited companies.

First-time buyers and families

I help first-time buyers and families through what can be an exciting but sometimes overwhelming process. For many clients, buying or selling a home is one of the biggest transactions they will ever be involved in, and I want them to feel comfortable asking questions and understanding exactly where they are in the process. I guide clients through each stage, deal with issues as they arise and make sure they know what to expect next.

Investors, landlords and companies

I also regularly act for property investors, landlords and limited companies, including clients with growing property portfolios and those purchasing through corporate structures. I understand that these transactions often have different priorities, with clients looking for clear advice, efficient communication and a practical approach to getting the transaction completed. I advise on buy-to-let and company purchases, auction transactions, bridging finance, remortgages and more complex property matters, with a focus on identifying issues early and keeping transactions moving.

What do your clients like about you and the way you work?

Clients tend to value that I am accessible and easy to communicate with. I know how frustrating it can be to feel as though you are constantly chasing for an update, so I place a lot of importance on keeping clients informed and being honest about where things stand. I also take a collaborative approach, working directly with agents, brokers and other solicitors where doing so can help resolve a problem and move the transaction forward.

What do you enjoy about being a lawyer?

What I enjoy most is taking something that initially feels complicated or uncertain and finding a way through it. That might mean resolving a title problem that is holding up a mortgage, getting an auction purchase ready for a fixed completion date or simply helping a first-time buyer understand what they are signing. I enjoy the combination of technical problem-solving and knowing that the work has a very tangible outcome for the client.

Beyond Work?

Outside of work, I enjoy reading, going for walks and attending language lessons. I’m usually happiest with a nice coffee and a good book, or learning something new.

What makes you happy?

A good book, good food, spending time with the people I love and having something to look forward to.

Tell us a little-known fact about yourself.

I am absolutely incapable of watching a film without trying to work out the plot twist before it happens.
